COVENANTS, FEES AND ASSESSMENTS
All homes within BridgeMill Community Association, Inc. are subject to a Declaration of Covenants, Conditions and Restrictions (“CC&Rs”)
TYPE OF ASSOCIATION:
BridgeMill Community Association, Inc. is a Mandatory Membership Association.
EXISTENCE OF MASTER ASSOCIATION
BridgeMill Community Association Inc. is a master association of the Stonegate at BridgeMill Condominium Association (“Stonegate”). Stonegate has 40 units within their sub-association and all units have a street address of Stonegate Lane. If your property is not within Stonegate then there is no master association.

ANNUAL ASSOCIATION ASSESSMENTS
The 2016 (1/1-12/31) annual assessment amount is $170.00 and is due on January 15th each year.
The mandatory annual assessment does NOT cover any of the amenities within BridgeMill. I.e. Swim, tennis, golf, fitness, park, playground, pavilion, etc. Those facilities are owned and operated by the BridgeMill Athletic Club and memberships with the club are Voluntary. Their number is 770-345-5500 and their website is www.bridgemillathleticclub.com.
There are NO pending special assessments for 2016 nor are any under consideration at this time.
ACCOUNT STATEMENT LETTER (“CLOSING LETTER”)
Skyline Property Management Services, Inc.
Attorneys & Realtors should submit a Closing Letter request to firstname.lastname@example.org (must include sellers names, buyers names and closing date). Once received, account balance is verified. Closing Letter is returned to send with the following information:
Balance on account (if any)
Annual Dues Amount, Initiation Fee (if applicable), and due date
The buyer is required to fill out the bottom of the form that asks for all New Owner contact information including names, email addresses and contact phone numbers and mail it to the office so we can update our system.
Pursuant to Section 8.5 of the Declaration of Protective Covenants, Conditions, Restriction and Easements for BridgeMill, Lots may be leased for residential purposes.
The only request of BridgeMill is that owner(s) of property provide association with their offsite mailing address and all contact information (phone, email, etc.).
